Job Summary: The Grounds Maintenance Associate is responsible for ensuring that the apartment community remains clean, attractive, and welcoming at all times. This entry-level role is dedicated to maintaining immaculate grounds, cleaning common areas, and consistently presenting the property at its best. The associate contributes to resident satisfaction and enhances the community's appeal through diligent daily upkeep and cleanliness.
Reports to: Property Management and Maintenance Supervisors
Supervises: None
Work Environment: This is a full-time position primarily working outdoors, maintaining property grounds, and ensuring cleanliness in common areas. The role involves physical activities such as standing, walking, bending, lifting, and occasionally working in various weather conditions. The Grounds Maintenance Associate is an essential team member who directly impacts the visual appeal and quality of life within the community.
Key Responsibilities:
Grounds and Common Area Cleaning:
Regularly clean and maintain all outdoor grounds, sidewalks, parking areas, and common spaces.
Perform routine litter and debris removal, ensuring all areas remain clean and inviting.
Maintain landscaping, including trimming shrubs, watering plants, pulling weeds, and basic upkeep of green spaces.
Clean and tidy indoor common areas such as hallways, laundry rooms, recreational facilities, and offices.
Regularly inspect property for cleanliness issues and address promptly.
Property Appearance and Upkeep:
Monitor and clean outdoor amenities, including pools, playgrounds, seating areas, and other community features.
Notify management of any maintenance or repair needs observed during routine cleaning.
Ensure trash receptacles and dumpsters are regularly emptied and clean.
Assist in preparing the property for seasonal changes, events, or inspections.
Assist in removing debris and personal belongings from apartments after tenant move-out to prepare for new tenants.
Safety and Compliance:
Follow all safety guidelines and wear personal protective equipment (PPE) as required.
Report hazardous conditions or safety concerns to management immediately.
Ensure compliance with community appearance standards and local regulations.
Team Collaboration:
Work closely and communicate effectively with property management and maintenance teams.
Participate in team meetings to discuss ongoing maintenance and property cleanliness.
Skills and Competencies:
Strong attention to detail with a commitment to maintaining cleanliness.
Reliable, self-motivated, and able to work independently with minimal supervision.
Positive, friendly attitude with excellent customer service skills when interacting with residents and team members.
Ability to manage time effectively, prioritize tasks, and meet daily goals.
Physical Demands:
Regular standing, walking, bending, reaching, stooping, kneeling, and lifting up to 35 pounds.
Comfortable working outdoors in various weather conditions.
Qualifications:
No prior experience required; willingness to learn and perform routine cleaning and maintenance tasks.
